Jason Woodard, principal of Woodard Development, said his firm plans to repurpose the remaining 30,000-square foot building, just to the east at the corner of East Third and Madison streets, into an office building.
Site plans submitted to the city of Dayton indicate that two KK Motorcycle buildings that Woodard demolished — just east of Barrel House bar — will become a parking lot with about 60 spaces.
Woodard said the demolition work is mostly complete, and his company will be submitting plans in the next couple of weeks for permit review. He said he doesn’t have a timeline yet for redeveloping the building.
Decades ago, KK Motorcycle Supply was one of the top five motorcycle supply houses in the nation.
Some of the company’s East Third Street buildings were used for warehousing and contained thousands of items.
Woodard said he demolished one of the East Third Street buildings a few years ago because it had been vacant for quite some time and had suffered water damage. The stone and brick wall that had separated that since-empty lot from East Third Street was blown down by an early-December windstorm.
Woodard said the multi-story building that was demolished this month was last used by KK Motorcycles for light warehousing.
Woodard said the structure had some living space but it had undergone numerous renovations, additions and demolition. He said it had “numerous levels at different floor elevations that we could not make work as a redevelopment option.”
Woodard Development is one of the major players that has helped revitalize downtown Dayton.
The company has helped bring new housing, retail, offices, commercial space and hotel rooms to the northeastern part of downtown, around the Dayton Dragons stadium.
The KK Motorcycle building is just blocks from some of Woodard’s projects, including the AC Hotel; the Delco, a massive mixed-use property; and office buildings like the Manhattan and the Avant Garde.
The former KK Motorcycle properties are on the same block as the Barrel House craft beer and wine bar.
Gus Stathes, who co-owns the Barrel House, said the site next door is a great place for new development.
Stathes said he had previously dreamt of buying the adjacent property to expand the Barrel House patio or maybe create a dedicated space for food trucks, a dog park, an outdoor stage or green space.
