The final section of a major new subdivision in Xenia is one step closer to approval, which will bring 54 new homes to the southwest portion of the city.

The final section of the Edenbridge subdivision in Xenia was approved by city planners earlier this month, and will go to city council on Dec. 23. The subdivision plans 54 new homes on 13.5 acres on the border with Spring Valley Twp.

Developer Arnold Development previously obtained approval for 108 homes and duplexes, bringing the total in the entire subdivision to 162 single-family homes.

Located on the corner of Van Eaton Road and Lower Bellbrook Road, the Edenbridge project was first approved in 2021. Cost for homes in Edenbridge start between $315,000 and $340,000, according to the developer’s website.

The final section of the development will fill out the northeast portion of the neighborhood, extending Baybury Avenue along the edge of the subdivision, extending Bristol Drive to connect with Baybury Avenue, and creating a block parallel to Greystoke Drive, and establishing a new cul-de-sac street off Bristol called Saville Court.

Arnold Development is also responsible for the Summer Brooke subdivision on the north side of Xenia, off of Highland Drive.

Xenia has been experiencing a boom in housing developments at the edges of the city. Summer Brooke South, Edenbridge, Grandstone Trace, between the end of Hollywood Boulevard and Fairground Road, and Wright Cycle Estates are all either under construction or in planning stages.
